Grow Idaho Falls Inc. released information on the Uranium Enrichment plant coming to the INL west of Idaho Falls. Areva Inc. is planning on employing 300 long term employees, and 1000 construction jobs in the short term.

As a Real Estate agent, Developer, Builder I am somewhat excited about recent events. I only hope that we planned enough for future growth in our infastructure here in American Falls. With recent announcements, it brings the job influx into the Power County area to about 1200. CCG and its affiliates are somewhere in the neighborhood of 950 and 250 for McCain Foods. The spinoff of support services and the like could actually exceed the estimated total of the in house jobs predicted by the primary employers. We could be seeing an influx more likely of a total of 2500 new jobs in the American Falls area in the next 24 to 60 months. With a housing shortage already in place and a rise in the price of current inventory, one can only assume that the new workers are going to require new and more adequate housing. The whole economy of Southeastern Idaho has been on the increase for approximately 3 years. So as of this posting we are on the edge of our seat.

I made a statement 3 or 4 weeks back about the holidays and people enjoying them. It is ironic that such a comment could stir up a flurry of calls and sales just boggles my mind. I stated in the blog about all the traffic and wouldn't it be great if the traffic had driven by our listings. Well much to my surprise, I ended up cutting short my vacation and coming back for some last minute, end of the year closings. The traffic was two fold. Internet traffic sales increased and so did the drive-by. This is the most phone calls I have ever received in a month long period of time. I routinely use up my 3000 minutes (free nights & weekends), but I rarely go over. In the last 2 weeks I used approximately 4000 minutes. So my next years resolution is to say the same thing I said a few weeks ago, I hope all of that traffic that we are sitting in, stuck in, drives by one of our listings. So with that in mind, I hope all of you are enjoying the traffic. Nate

Interest Rate Cuts may be a 2 edged sword in the fact that people go out and purchase more during those times when the rate is lower; but they still have to pay off the debt. If they don't pay off the debt, the interest keeps accumulating and could damage they're credit in the long term. So even though interest rate cuts are welcomed, they may not be to the best benefit in this arena. We, as realtors, try our best to get people credit approved to purchase a home all the while we're competing with the credit cards. Don't get me wrong, a few credit cards are needed incidentally to improve that credit so people can purchase a home. Home equity loans are another good one when the market is on the upswing as people can absorb their debt in the home at usually a little better rate. But if you're in a downturn market, converting a home equity line to cash upon the sale of a home may be not what the doctor ordered. So while this will be a short term remedy and maybe help people out after Christmas, it could hurt housing sales more than it helps as consumers increase their debt load.

It's holiday season again and we all are thinking about traveling and being with our loved ones. Of course those of us in Real Estate are thinking the same thing, with a twist. We may travel to far off places but in the back ( front, side and all around) of our mind; we are all at home in our Listings. Thinking that if all of this Traffic were to drive by our Home, we might be going to Close sooner, rather than later. So as you are Traveling around and enjoying your Holidays rest, relax and regroup; Selling Real Estate will be easier because we learned new things on vacation and we were given a break so we could stay awake for our early office meetings.
